Are Kaufman County sellers really helping with buyer costs? What does that mean for you?
Short answer: yes, and it's normal right now. In September 2026, 68% of Kaufman County home sales included seller-paid concessions, averaging $9,342, so about two out of three sellers are helping with buyer costs.
If you're buying, asking for help on a resale is a reasonable request. If you're selling, plan for it in your net sheet before you list. (Sources checked Oct 15, 2026.)
What do the Kaufman County numbers show?
Here's the September 2026 snapshot from DirectList:
- 68% of home sales included seller-paid concessions.
- The average concession was $9,342.
- 58.5% of homes sold below asking, and only 4% sold above.
- The county had about 9 months of supply.
- The median sale price was $302,338, down 3.5% from a year ago.
(DirectList, Kaufman County, September 2026 snapshot, updated Oct 1, 2026)
Nine months of supply is a buyer's market. When there's a lot to choose from, buyers have more room to negotiate, and a concession is one of the most common ways that shows up.
What is a seller concession?
It's money the seller agrees to put toward the buyer's costs at closing, like closing costs or prepaid items, instead of (or along with) lowering the price. The buyer's lender has rules on how much and what it can be used for, which vary by loan, so ask your lender early.
What about Forney?
Forney tells a similar story. Over the 12 months ending Sept 5, 2026, the median sale price was $319,990, 56% of homes sold under asking, and the median time to get under contract was 57 days. (NTREIS data compiled by Pax Realty) That's a different time window than the county snapshot above, so don't compare them number for number.
If I'm buying, should I ask for a concession?
Yes, it's worth asking. In a market where most sales include one, it's a normal part of the conversation, not a lowball. A few tips:
- Ask your agent how recent nearby sales were negotiated.
- Decide what matters more to you, a lower price or help with closing costs. They don't always work the same way for your budget.
- Run it by your lender before you write the offer so the numbers fit your loan.
- Remember it's a negotiation. A well-priced home may not need to give much.
If I'm selling, how do I plan for a concession?
Build it into your net sheet from day one, so it doesn't surprise you at the table. Here's a simple illustration. These are made-up round numbers, not a prediction for your home:
- Agreed sale price: $300,000
- Your estimated net before any concession: $60,000
- Seller concession: $9,000 (that's 3% of $300,000)
- Your estimated net after the concession: $60,000 minus $9,000 = $51,000
The sale price on paper looks the same, but you take home $9,000 less. That's why I'd run your net sheet both ways, with and without a concession, before you pick a list price. Pricing it right from the start usually helps more than a price drop later. Every home is different, so ask for a custom net sheet.
